Frequently Asked Questions

who is realestate.com.lb?

Introduction
The Lebanese real estate market continues to beat the odds, surprising investors with strong signs of resilience despite the recent global financial crisis.

In fact, the real estate sector in Lebanon has grown from strength to strength, posting record sales in spite of regional concerns over security and geopolitical instability.

As its global peers have suffered, real estate in Lebanon has emerged intact, with analysts crediting its fortitude to solid market drivers based on need, not speculation and investment.

The key audiences driving supply and demand in the real estate sector in Lebanon are Arab nationals, Lebanese expatriates and locals; hence real estate prices witnessed continuous growth throughout the past few years, rising by an average of 50% to 60% following the 2008 Doha agreement.

Through its resilient, friendly and welcoming people, as well as its natural beauty, historical sites and seasonal attractions, Lebanon has seen faith restored in its people and businesses. Extensive post-war real estate construction has transformed the rubble of Beirut into the Switzerland of the Middle East.

Demand in the Lebanese real estate market is characterized by purchase from a needs-based perspective rather than from an investment one. This brings more stability to the market and provides it with a unique position as compared to its regional peers.

Can you give me tips on the best way to post my properties in Lebanon on realestate.com.lb?

Tips for your property:

Writing an effective real estate listing can attract people to the home or property you want to sell or rent. Knowing how to properly use real estate language and write descriptions that generate interest is essential when writing real estate ads. Hereafter some tips.

Write positive and direct headlines when writing a real estate listing. "Very Nice Apartment For Sale in Adma" it grabs a home buyer's attention right away.
Describe the best features of the home. Include the number of bathrooms and bedrooms, any landscaping features, square meters and any other appealing extras, such as family room or swimming pool…
Direct the listing toward potential buyers. For instance, if the home is close to a school, include this fact to draw buyers who have school-age children. If there's a home office, direct the listing to potential work-at-home moms. Lawyers…Talk about the neighborhood. Mention the location and nearby conveniences like the market, mall, library or coffee shop.
Be accurate. Prospective buyers are bound to feel disappointed or manipulated if the home doesn't match your description
Highlight updates and additions. List cosmetic updates like new paint, carpet and fixtures, and major updates like a new roof, heating system or water heater.
Put the price of the home in the real estate listing. Listings without prices often mislead home buyers into thinking the home is too expensive.
Use positive words throughout the listing. "Cozy" instead of "small," "charming" for "old". Make sure that you use as much description as you can. A nice and detailed description will attract more potential buyers/renters, as well as making your listing search engine friendly.
Too little information will lead a buyer to wonder if there is something wrong with your property that you're not mentioning, No one wants to read an essay on every little detail of your house; however, they want to be given an appropriate amount of information which will give them the general idea.
Pictures! Remember the saying that goes "A picture is equivalent to 1000 words". Well, they are! Remember, to add pictures in your listing as well. Make sure the pictures show your house when the kitchen is all cleaned up, and the toys aren't all over the floor. Also, have clear pictures which show your house in the best state. Generally, people use photos of the exterior of a home, but you don't have to. It all depends on which pictures look more attractive to you.
Don't use uncommon abbreviations that can confuse a home buyer. Use "Apartment" instead of "Aprt", "Bedroom" Instead of "Bdr"…
End the listing with a reason for a home buyer to call. Something like "Don't let this home get away" or "Will sell fast, call now" can make a buyer call for details.

You can at anytime check the real estate dictionary list. It is also available next to your "Post your Listing" once you are logged in.

What question should I be asking before I give my home for an agent to sell/rent it?

Selling you Home? Questions to ask before you choose an agent

Smart consumers interview potential real estate agents before deciding on whom to hire. Just as you are sizing up the potential for a good fit, rest assured that the real estate agent will likely be interviewing you, too. Be wary of agents who don't ask you questions. You wouldn't work with just any agent off the street, and good agents are just as selective about their clients, too.

So before choosing your agency and agent, here are some questions that you might ask:

How long have you been in business?
What is Your Best Marketing Plan or Strategy for My Needs?
Specifically, how will you sell my home?
How do you market online?
What are the 3 top things that separate you from your competition?
What are your statistics?
Why are you saying my home is worth $300,000 when I think it’s worth $350,000?
May I review documents beforehand that I will be asked to sign?
How much do you charge?
What kind of guarantee do you offer?
How accessible are you?
How can I prepare to show my home?
Can I have the name and phone number of 3 people that listed with you?
How many other sellers are you representing right now?
Will you handle all aspects of my transaction or will you delegate some tasks to a sales associate or administrative assistant?
What haven’t I asked that I need to know?

Note that you can at anytime rate the agents and developers on realestate.com.lb, as well as writing a review on your experience with them.

The review will be sent directly to the agent’s inbox and will be also posted on realestate.com.lb/relator

What's the difference between a normal listing highlighted listing and guaranteed top listing?

What's the difference between Fixed Banner and CPM banner?

On real estate .com.lb you will find 2 kind of advertising spaces.

Fixed Banner
CPM Banner

First of all, let's start by explain what's the meaning of banner.

Banner is a form of advertising on the World Wide Web (www). This form of online advertising entails embedding an advertisement into a Web Page. It is intended to attract traffic to a website by linking to the website of the advertiser. In other words, a banner is an online advertising space that displays your animated ad, that once the visitor's clicks on it; he will be redirected to the client's web page.

Fixed Banner is a space on the publisher’s website (advertising portal) that can be served for one client only. It is booked on monthly basis, and it only displays one ad only (or one client only).
CPM Banner means Cost per Mille or cost per 1000 views of the banner. The publisher (advertising portal), will present his statistics to his clients on monthly basis, and according to this, clients will book how many times they want their banner to be displayed on the publisher’s website (advertising portal).

Real estate .com.lb offers both banners. For more details, please contact us!

How to set up utilities in your new rental?

Now that you've found your perfect new rental home in Lebanon, you will want to get everything ready for your impending move. It's time to make sure your power, water, gas, TV and Internet will be up and running on moving day. We have put together an easy utility set-up guide to help you get started.

Your utilities are services including electricity, water, gas, telephone, internet, and television. Sometimes utilities are includes in the cost of your rent in Lebanon, but in most cases they aren't. If your lease doesn't mention utilities, they are your responsibility to setup and pay for each month.

When you first move into a new rental home in Lebanon, the first thing you need to do, actually, wait, before you moving into a new rental home in Lebanon, you need to start thinking about your utility needs. Here are a few important things you can't live without.

Instructions

Plan Ahead.

Setting up utilities can feel like a real chore. Trying to compare prices-per-therm, Internet connection packages, Gaz, Water, Electricity... In the weeks approaching your move, you’ll have a lot of other things to take care of, so start planning your utilities as soon as you can, as much as a month in advance, if possible.

Electricity.

First, read your lease agreement to make sure whose responsibility it is to set up utility for your new rental. If it's your responsibility, ask your landlord to provide you a list of providers, unfortunately for most areas, you won't have a choice. Call that provider in advance and make sure the day you move in, you won't be in the dark!

Water.

Same as electricity, call the provider before you moving in. You are sometimes required to put down a deposit. Sometimes that deposit is waivable if the landlord wants to do so by talking to the water company.

Internet.

Nowadays who could live a day without internet access? The good news is you will almost always find competition from several different providers such cable companies and phone companies, or even wireless companies. Shop around and ask if there is any promotion going on. You can always switch later on.

Phone lines.

Do you still need a fixed line? If you used to have a fixed line, now maybe is the perfect time to cut the cord by going with wireless only to save some money.

How to pack for a move?

Finding a new house in Lebanon is exciting. Getting ready to leave your old one is, well, not. Simplify the process with our tips for packing-up.

Get rid of it. Piling stuff you don't need into boxes is ultimately a big waste of time, money, and moving-day manpower. So before you start packing, get your junk under control. We recommend going room by room and committing to selling, donating, or trashing at least 20 percent of what you own. The closet is a great place to start -- if you haven't worn something in 12 months, it's gotta go

Clean up. Once you have shed the excess, give everything in the house a good cleaning. Trust us, you'll be glad to unpack dust-free items after the move.

Go shopping. One thing we will encourage you to stock pile moving supplies. Start by figuring out how many boxes you'll need in each room. Think about what shapes and sizes will best fit your things, remembering that it’s easier to carry smaller, lighter boxes than heavy, overloaded ones. Don’t forget packing paper (newspaper will do), tape dispensers with extra rolls, bubble wrap, and permanent markers for labeling.

Create a system. Simplify the process by making a packing plan and schedule. If possible, commit to packing up one whole room every 2 to 3 days. Have less time? Get some pizza and wine and host a moving party for your friends. Find a consistent, out-of-the-way place to keep the taped-up boxes for each room, whether it's stacked up in the corner or in the basement.

Wrap your delicates. Even if you're not moving far, remember to wrap fragile items carefully in bubble wrap. If it's an irreplaceable favorite, consider having it make the move with you instead of with movers.

Label everything. Make unpacking simpler by giving every box a label and a number. And keep a list of contents for each one. Try to keep categories together (like kitchen, living room, DVD collection, winter coats).

Give yourself a break. Organization will help keep you sane during the process, but if you end up with one "miscellaneous" box with a toaster, a sweater, and a tape dispenser, it wont be the end of the world.

Leave it to the experts. Sometimes it's worth the extra charge to let your moving company put the finishing touches on your packing job. They can do things like wrap up bulky furniture, pack your flat-screen TV, and find a way to transport your vacuum cleaner.

Save a box to ship. Once everything is cleared out, you’re sure to find a few forgotten items. Keep an extra box for these odds and ends -- then when it's time to lock up and leave, simply ship it to your new home.

Don't forget to cancel you plan with the cable, telephone, newspapers, magazines, home security…
